Houston-area MUDs: tax rates and official records
A municipal utility district (MUD) is a local government created under Texas law to provide water, sewer, drainage and sometimes parks or roads, most often in areas outside city limits. MUDs pay for that infrastructure by selling bonds and repaying them with a property tax on homes and land inside the district.
Why buyers care
- The MUD tax is in addition to county, school and other property taxes, so it changes the total cost of owning a home.
- A MUD rate has two parts: maintenance & operations, and debt service for the district's bonds.
- Texas law requires sellers of property in a MUD to give buyers a notice about the district's taxes and bonds.
- Rates change each year when the district's board adopts a new rate.
